SURVEY SUMMARY

a. Missed urban potential:

1. The garden blocks the streets and the city from the beach.
2. The garden fails to continue any commercial sequence along the beach promenade and Hayarkon street.
3. A small, single and unique garden in a large residential area.

 

b. An enclosed garden – low visibility:

1. Visual discontinuation between the garden and Hayarkon street.
2. Except for the Northern entrance, from Nordau boulevard, there are no clear and inviting entrances to the garden.
3. Unsatisfactory accessibility between the garden and the beach.
4. Due to the topographical structure of the garden the sea’s visibility from the garden is restricted to the cliff area.

 

c. A divided garden:

1. Hilton hotel was built in the centre of a public garden.
2. Hilton’s service areas bite off a large portion from the garden.
3. The southern part of the garden (renovated and named ‘Spiegel Garden’) carries a different character and is actually a separate unit.
